Commercial Fit Out

Quite simply it is the work required to “fit out’ the interior space as per the design specifications. It covers everything from flooring, wall finishes, lighting, sound & security systems, AC, all major services (Electrical, plumbing, heating etc) bespoke/manufactured joinery, external works can include shop fronts, signage, lighting. Our experience spans across commercial projects such as, office space, hospitality (bars, restaurants, coffee shops, cafe), retail, medical and fitness.

Depending on the type of project everything is commonly scoped on a project by project basis. Typically though it will include everything from flooring, wall finishes, lighting, all major services (Electrical, plumbing, heating etc), bespoke/manufactured joinery and any external works that may be required.

There are too many factors to consider to provide an exact cost. Estimates can be achieved by taking into account the scope of works and applying a cost per square metre to the overall space. At Grey Coffee these estimates are based on previous and current project experience and take into account your desired design specifications and the cost of materials/finishes.

The cost in the UK can vary depending on the type and size of the project. In some small – medium size hospitality projects the cost per square metre could be calculated at £500 – £750 per square metre. For more bespoke and luxury projects the cost per square metre could be calculated at £1,250 – £2,000 per square metre.

The key difference between commercial fit out and interior design is that the interior design phase is all about creating a concept and visualisation of the space, whereas any fit-out services are about transforming the space into the finished product.
